HeatShield Chimney Liner & Rebuild Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

HeatShield Chimney Liner & Rebuild in Bethesda: What to Know First

HeatShield chimney liner repair in Bethesda typically runs between $1,200 and $4,800 depending on whether we’re relining a section or rebuilding the flue entirely. Most HeatShield jobs we do in Bethesda take one full day, sometimes two if we’re pulling out a failed liner and starting fresh. We are an independent HeatShield service provider, not a factory-authorized dealer, which means we recommend what your chimney actually needs rather than what the warranty paperwork wants you to buy. We’ll show you the camera footage before we talk price, and the quote you get on the phone is the number on the invoice. If you own a HeatShield liner in Bethesda and something feels off, call (240) 618-3233 and Wendell or one of his crew will walk you through what to look at first.

How HeatShield Products Fail - and How We Fix Them

HeatShield has made a few different systems over the years, and we’ve worked on most of them in Bethesda homes. Here’s what actually goes wrong, by system.

  • HeatShield’s older poured-cement liners crack at the bond joints. We see this a lot in Bethesda homes built in the 1950s and 60s. The original poured-in-place liner separates at the section joints, usually about six to ten feet up. That’s where the clay tile underneath starts spalling. We grind the failed sections out, rebuild the flue with a properly sized stainless liner, and water-seal the crown so water stops getting in. The fix isn’t patching it. The fix is stopping the water and giving the flue a new wall.
  • HeatShield Flexible Stainless liners pinch at the offset. Bethesda chimneys often have offsets where the flue below passes through a second-story wall above. We have pulled more than a few HeatShield flex liners out of offset flues and found the corrugation collapsed flat where the angle was too sharp for the liner’s bend radius. That pinch cuts the flue opening by half and drives draft down. The repair is either pulling it and insulating a new flex liner properly, or switching to a rigid stainless section through the offset. We decide based on the camera footage and the chimney’s geometry, not on what’s cheaper to quote.
  • HeatShield’s Hi-Temp 2000 coating delaminates when the flue runs hot and wet. We have seen this on wood-burning fireplaces in Bethesda where homeowners burn a lot of hard, hot wood and the chimney collects condensation. The coating bubbles and peels away from the underlying masonry in sheets. You can’t just recoat it. We scrape out the failed coating, inspect what’s left underneath, and often the right call is a complete reline with a double-wall stainless system. If the liner’s still solid in the middle sections, we can coat just the damaged zones. But we will tell you plainly if that’s a five-year fix instead of a twenty-year fix.
  • The ceramic fiber blanket on HeatShield’s insulated liners holds water against the flue. When the top plate or rain cap fails, the blanket soaks up water like a sponge and holds it against the outer wall of the liner. In Bethesda’s wet winters, that means rust you cannot see from the firebox. We find this on HeatShield liners less than twelve years old. The repair starts with replacing the top plate and cap, then cutting out the soaked blanket and re-insulating with a new wrap. If the liner wall has pitted through, it’s a full replacement. We’ll show you the camera before we recommend it.
  • HeatShield ovalized oval liners crack at the bottom connection. When a liner is ovalized to fit a narrow clay flue, the joint where it transitions to the oval shape is the weak point. Heat cycling eventually opens a crack. This one matters because you might not see it until water has already damaged the smoke shelf and damper housing. We rebuild the connection, replace the lower liner section, and re-anchor the whole assembly so it can move slightly with heat without cracking again. That’s a Bethesda-specific reality, too – older homes shift with temperature swings more than people realize.

Something worth saying straight: if it doesn’t need doing, Wendell will tell you. We’ve done what should have been a full reline job that turned out to be a bad top plate and a $300 fix.

Our HeatShield Chimney Liner & Rebuild Process

Here’s how a HeatShield job goes at Top Hat Chimney, from your first call to the last broom sweep.

  1. 1
Call and tell us what you’re seeing. You get a live person, any time of day. Wendell often picks up himself. We’ll ask about your chimney type, when the problem started, and what kind of fireplace or stove you have. Then we’ll set a real arrival window. No four-hour “somewhere between noon and whenever.”
  2. 2
We inspect with a camera and show you the footage. Every HeatShield job in Bethesda starts with a full camera inspection of the flue. You watch the screen with us. We point to the crack, the pinch, the delamination, whatever it is, and explain what it means in plain English. If the liner is fine and you just need a sweep, that’s what we’ll say.
  3. 3
We go over parts and options. When the liner does need work, we walk through the choices: HeatShield-compatible aftermarket components, full stainless replacements, or mixing systems where it makes sense. We use OEM-spec parts where the manufacturer’s design matters, and aftermarket parts where they’re actually better or more available. You get a written price before any work starts. The number on that quote is the number on the invoice.
  4. 4
We do the work carefully, with respect for your house. Drop cloths inside. Proper roof laddering. We protect the crown, seal everything we open, and clean up all debris. If we’re rebuilding the liner, we remove the old material completely, clean the smoke chamber, and install the new liner with the right insulation and top plate. Wendell and his crew have been doing this in Bethesda since 1999, so we know how these older houses are put together.
  5. 5
We test the draft and show you the result. After the repair or rebuild, we run a burn test if it’s safe, verify the draft, and take final camera footage so you can see the new liner in place. You get the photos and video for your records.
  6. 6
The 90-Day Done Right Promise kicks in. Every HeatShield job we do in Bethesda is backed in writing. If something isn’t right, one call brings us back at no cost. No arguing, no re-quoting. We fix it.

What HeatShield Chimney Liner & Rebuild Costs in Bethesda

Here are the ranges we typically quote on HeatShield work in Bethesda. These are ballpark numbers, not promises. The only way to know what your chimney needs is to put a camera in it.

  • HeatShield coating repair (localized delamination): $1,200 to $2,800
  • Partial liner replacement (lower section or offset only): $1,800 to $3,500
  • Full stainless reline with insulation (most common): $2,800 to $4,800
  • Complete flue rebuild (failed poured liner, clay removed, new stainless, new crown): $4,200 to $7,500

What moves the price: chimney height and roof pitch, access to the flue, whether we’re removing the old clay tile or lining inside it, and whether the crown or top plate needs replacing at the same time. We always give you a flat price before work begins. No surprises at the door. Call (240) 618-3233 for a free estimate and we’ll schedule the camera inspection.

Why Bethesda Homeowners Call Top Hat Chimney for HeatShield Work

We’ve been working on Bethesda chimneys since 1999, and Wendell Pike’s name and license number are published right on our site. That matters when you’ve been burned before by a national outfit that quoted one price on the phone and a different one at the door. Around here, a lot of our customers are in Kenwood, Edgemoor, and Battery Park, and we run into them at the hardware store on Saturday. When your name is on the work, you do it right. We also stock and service DuraFlex and Gelco liners alongside HeatShield, so if your chimney isn’t a good fit for HeatShield parts after we see the camera footage, we’ll tell you and quote the better option. Ask anyone on your street about Wendell. They’ll probably tell you the same thing: straightforward guy, shows up on time, cleans up after himself.
